Clay soils expand and contract. Much of Utah Valley sits on expansive clay soils that absorb water and swell during wet seasons, then shrink and pull away from foundations during dry periods. This repeated movement opens up small gaps and cracks over time that allow water to enter.
Spring snowmelt saturates the ground fast. When Wasatch Front snowpack melts rapidly, the ground can't absorb it fast enough. Water follows the path of least resistance — which is often the gravel backfill surrounding your foundation walls. Without proper drainage in place, hydrostatic pressure builds and forces water through any available gap.
