Interior Drain Tile Systems in Utah Valley

An interior drain tile system — also called an interior French drain or perimeter drainage system — is one of the most reliable solutions for managing basement water intrusion. Rather than trying to block every possible entry point in the wall, a drain tile system intercepts water as it enters and channels it to a sump pump before it can spread across your basement floor. Utah Valley Waterproofing installs interior drain tile systems for homeowners throughout the valley.

How an Interior Drain Tile System Works

The system works on a simple principle: water that seeps through the wall-floor joint or through the lower wall is captured by a collection channel before it can spread. Here's the basic design:

  • A narrow channel is saw-cut along the perimeter of the basement floor, just inside the foundation wall
  • Perforated drain pipe is installed in the channel at the footing level, where water naturally enters
  • The channel is filled with clean gravel that allows water to flow freely to the pipe
  • The pipe routes water to a sump pit where a pump discharges it out of the home
  • The surface is restored with concrete so the system is hidden below the floor

When Is Interior Drain Tile the Right Solution?

Interior drain tile is often the most practical and cost-effective waterproofing approach when:

  • Water is entering at or near the wall-floor joint around the perimeter
  • Seepage occurs along multiple walls after heavy rain or during snowmelt
  • Exterior excavation is not practical due to landscaping, hardscaping, or proximity to structures
  • An existing sump pit needs a drainage system to feed it effectively
  • Previous surface patching repairs have not held

Our Installation Process

  1. Inspection & Layout Planning: We identify water entry points and design the drain path to capture water at all active zones and route it efficiently to the sump.
  2. Saw-Cut and Excavation: A small trench is cut and excavated along the floor perimeter. We contain dust and debris and protect your belongings throughout the process.
  3. Pipe Installation: Perforated drain pipe is placed at footing level in a gravel bed, ensuring proper slope toward the sump pit.
  4. Sump Integration: The system connects to an existing or new sump pit and pump. If a new pit is needed, we install it as part of the project.
  5. Concrete Restoration: The channel is backfilled with gravel and capped with new concrete, leaving a clean, finished floor surface.
  6. Testing: We verify water flows correctly through the system before completing the job.

Frequently Asked Questions

Interior drain tile doesn't stop water from entering — it collects and removes water before it spreads or causes damage. For most homeowners dealing with seepage, this is the most reliable long-term approach because it's nearly impossible to fully seal every water entry point from the inside.
Concrete cutting does create dust and the excavation creates debris. We use plastic sheeting to contain the work area and clean up thoroughly when finished. The finished result is a clean, concrete-capped channel that you won't notice from looking at the floor.
Yes, but it does require removing flooring and a section of finished wall at floor level to access the perimeter. We discuss the scope of any disruption clearly before work begins.
The drain tile itself is low maintenance. The main system component requiring attention is the sump pump, which should be tested annually and replaced every 7–10 years.
